How much do I actually need for a down payment?

The old rule of twenty percent is not required. Conventional loans often accept as little as three percent down. FHA loans go as low as three and a half percent. VA loans can go to zero for eligible veterans. There are also first-time buyer programs in Massachusetts that can help with down payment assistance. That said, a smaller down payment usually means PMI (private mortgage insurance), which adds to your monthly payment. We walk you through the trade-offs for your specific situation.

What is PMI and can I avoid it?

Private Mortgage Insurance is a monthly cost you pay when your down payment is less than twenty percent on a conventional loan. It protects the lender, not you. You can avoid it by putting twenty percent down, using a piggyback loan structure, or choosing certain lender programs. It can also be removed later once you build twenty percent equity. The full math depends on your specific loan, and we help you evaluate the options.

What are all the closing costs, actually?

Closing costs typically run two to five percent of the purchase price and include lender fees, title insurance, attorney fees, recording fees, prepaid property taxes, prepaid homeowner's insurance, and a few smaller items. In Massachusetts, closing costs also include the state deeds excise tax on the sale, though that is typically paid by the seller. We walk you through a detailed estimate before you commit to a home so there are no surprises at closing.

How much house can I afford (real answer)?

The mortgage industry rule of thumb is that housing costs should not exceed 28 percent of your gross monthly income, and total debt payments should not exceed 36 percent. But those numbers assume you have no other financial goals. If you want to save for retirement, travel, or have kids soon, you probably want to spend less than the maximum you qualify for. We help you think about affordability holistically, not just what a lender will approve.
