When can we start listing the home during probate?

The exact timing depends on the state of the estate and the type of probate. In most Massachusetts cases, formal probate must be opened and the executor appointed before the home can be listed. We work closely with the attorney to ensure everything is properly in order.

Do we need to make repairs before selling?

Not necessarily. Many probate properties sell as-is, which can be the right choice depending on the property condition and market. We help you evaluate whether specific improvements would return their cost, or whether an as-is sale is the better path.

What if there are multiple heirs with different opinions?

This is common and we are experienced with it. We work with the executor as the primary point of contact and provide clear, factual information that all heirs can consider. We do not take sides in family decisions, and we defer to the legal process for any disagreements.

How long does a probate sale typically take?

The sale itself typically takes about as long as any traditional sale (60 to 90 days from listing to closing). However, the probate process itself can add several months on the front end, depending on the complexity of the estate. Your probate attorney is the best source for that timeline.
